Pine Meadow Ranches (PMR) is comprised of four distinct units. There are over 1,100 lots in total. Within lots located in units 3 & 4 the annual dues are charged at a rate of $15 per acre; a 2.5-acre lot in unit 3 or 4 then would amount to $37.50 per year, for example. There are no POA fees due for owners located in lots 1 & 2 but this also implies no access to the POA-related general meetings held once per year.
Many lots are on grassland, while others have Piñon Pine, Juniper, Ponderosa Pine and a few have Oak. Driving to and from your parcel can be troublesome about five months of the year due to weather so a 4x4 vehicle in good condition is recommended for enjoying your stay.
Some property owners have built houses and live on their land full time. Property owners should be aware that some of the one-lane dirt or rock roads may be impassable when heavy rains or snow come. A 4x4 vehicle in good condition is recommended. At this time there are 40+ families living here full time.
Some owners have drilled private water wells between 200’ to 800’ deep. Others have spent a fortune only to be rewarded with dust. The current 2024 per-foot estimate for digging a well is around $40. Rainwater harvesting is a popular and sustainable option. It is recommended, however, that a cloth barrier on the top of your barrels be in place to minimize the growth of mosquitoes. There is a community well for property-owners' use only. Please note that the water from this well—located within one hundred yards of the PMR entrance—contains the parasite giardia and therefore is non-potable. Use it for your garden, to wash your vehicle or to make cement, mortar and the like. The Pinehill center sells prepaid cards so that you may purchase water at $0.04/gallon at Jacob’s Well on the BIA Road139 within a few miles of PMR.
Property owners pay assessments each year to help maintain the association's private roads. There is no road maintenance provided by the state or county. When people buy property in units 3 or 4, they become members of the Pine Meadow Ranches Property Owners Association. Yearly assessments are based on the amount of property owned, and this money is used for units 3 & 4 road maintenance.
